Belmont Bay is a mixed-use, scenic waterfront community for over 1123 homes consisting of condominiums, single-family detached homes, and townhomes located in Prince William County, Virginia. The project sits near the mouth of the Occoquan River. The development provides water access to the River, a VRE bus station, full-service marina, as well as a community pool, a tot lot, four tennis courts, and extensive open space amenities. Legacy Engineering was hired as the design engineer to provide consulting services and to prepare construction plans and plats throughout multiple sections of this development.
Arlington-based developer Preston Caruthers has been working in the Belmont Bay community since the 1960s. Caruthers partnered with Legacy Engineering to help bring their vision of an upscale waterfront community to life.

Wilderness Shores is a large, planned community of over 900 homes located in Orange County, Virginia. The project sits about a mile off State Route 3 and backs to the Rapidan River. The development provides water access to the River as well as a community pool and extensive open space amenities. Legacy Engineering was hired as the design engineer to provide consulting services and to prepare Construction Plans and plats throughout multiple sections of this development.
Legacy has designed over 500 residential lots, from raw ground through final house location survey, welcoming hundreds of family homes.

Leeland Station – Section 5A
Stafford County, VA
Legacy provided testing and inspection services for K. Hovnanian Homes of Virginia, Inc. for a new subdivision project. Leeland Station is a residential project where utilities are constructed within the VDOT right-of-way and road system. Inspection services needed to be provided in accordance with both Stafford County and VDOT standards.
Legacy provided a VDOT-certified inspector for this project and worked closely with Stafford County. During construction of utilities, wet soils were constantly an issue and soils could not be compacted properly. Legacy and the client sought out the Stafford County Dept of Utilities to discuss options in order to construct the project in accordance with VDOT requirements while maintaining the schedule. Legacy performed related laboratory tests and completed the final pavement design for submission to VDOT for approval and acceptance.

Eskimo Hill

Eskimo Hill Property is a mixed-use community sitting on just over twenty acres in Stafford County, Virginia. The project is bounded on the east side by US Route 1. The development contains a vibrant mix of housing, office and retail spaces. Legacy Engineering was hired as the design engineer to provide land planning and consulting services to rezone the property from agriculture and industrial uses to planned development.
